PHOENIX ( June 1, 2022) Link Senior Development and The Roxborough Group, LLC today announce the acquisition of Park Terrace Senior Living, an amenity rich, 301-unit independent living and assisted living community in Phoenix, Arizona. 

“Park Terrace is an exciting venture for Link as we plan for the next chapter of this thriving community by pulling from our extensive experience developing and operating in Arizona. As a 300-unit hub in Phoenix, Park Terrace will accelerate our operational integration in Arizona enhancing the life of our residents and providing benefit to all project stakeholders through greater efficiencies,” noted Ron Ziebart, principal at Link Senior Development.

The 15.3-acre campus features expansive outdoor communal areas including a resort-style pool, putting green, walking paths and tennis court, set amongst 12 residential buildings featuring one- and two-bedroom units. Link and Roxborough intend to invest more than $3 million to convert the remaining assisted living units to independent living units enhance the facilities, programming, food service and overall resident experience. The partnership will also focus on making the community more sustainable by increasing water and energy efficiencies.

Park Terrace is Link’s eighth senior living project in Arizona and third under management through its vertically integrated operations division. Link has invested in bolstering its acquisitions platform with multiple acquisitions in Arizona, Oregon and Idaho over the past six months.

The acquisition marks Roxborough’s entry into the senior housing market and its fourth investment in the Phoenix area as it invests Roxborough Fund III, a diversified investment fund focused on value-add investments.

JLL worked on behalf of Link to source debt and equity partners to provide execution certainty in a tight timeline transaction.

Link Senior Development and Ohana Ventures announce the acquisition of 79-unit Assisted Living and Memory Care community Streamside Assisted Living in Nampa, Idaho.

The community is a part of a four-asset partnership between Link Senior Development and Ohana Ventures including acquisitions in Oregon and Idaho. Link and Ohana plan to implement capital improvements and add more than 80 units to the portfolio through expansions at the Canby, OR and Nampa, ID properties. VIUM Capital provided senior financing.

The facility will be operated by Lake Oswego based Ohana Ventures. With the acquisition, Ohana Ventures now operates six facilities in Oregon and Idaho.

Ativo Senior Living of Yuma in Yuma, Arizona received full licensing approval and will immediately begin to welcome residents to the 79-unit Assisted Living and Memory Care community. Operated by Insight Senior Living, Ativo Senior Living of Yuma is Link Senior Development’s 5th Arizona development. Link and Insight have an additional two projects underway in Arizona in Prescott Valley and Buckeye.

Link Senior Development and Insight Senior Living received approval from the Santa Clarita Planning Commission to move forward on the development of a 140-unit Independent Living, Assisted Living, and Memory Care facility in the Sand Canyon Plaza mixed-use development in the Canyon Country neighborhood in Santa Clarita, California.  Located on the corner of Sand Canyon and Soledad Road, Sand Canyon Plaza is a 38-acre fully-approved master planned community located in the affluent Los Angeles submarket of Santa Clarita with a complementary mix of uses including garden apartments, townhomes, single family detached homes, assisted living and a grocery-anchored neighborhood retail center.

Ativo Senior Living of Santa Clarita will be collocated in the commercial district with dedicated parking, direct access to a comprehensive trail system, and a quick walk to high end retail offerings.  The three-story community will include large and well-appointed studio to two-bedroom apartments, extensive amenity offerings including multiple dining venues, and unobstructed views of Angeles National Forest.

Grading to begin on the Sand Canyon Plaza development in late-2021 with Ativo Senior Living of Santa Clarita breaking ground in late-2022 for a mid-2024 opening.

Link Senior Development and Insight Senior Living announce the start of construction on their latest senior living community Ativo Senior Living of Prescott Valley. Located near Bob Edwards Park at the corner of East Long Look Drive and North Viewpoint Drive in Prescott Valley, Arizona, the 5.3-acre campus consists of 136 residences across more than 117,000 square feet. The community will include a mix of Independent Living, Assisted Living, and Memory Care units ranging from studios apartments to 2-bedroom cottages.


Ativo Senior Living of Prescott Valley units are designed to provide comfort and convenience, boast large floor plans, and an abundance of natural light. Link Senior Development announces start of construction for Hacienda Crossing Senior Living in Yuma, Arizona.

Construction will begin October 2019 and is anticipated to be completed late November 2020. The community will have a total of 79 apartments comprising 55 assisted-living apartments and 24 memory care beds.

Lenity Architecture of Salem, OR is providing architectural design and oversight while Seabold Construction of Beaverton, OR is serving as General Contractor.

Hacienda Crossing is Link Senior Development’s fifth Arizona property.  Link anticipates ground breaking on two additional Arizona properties in the next six months in Prescott Valley, Arizona and Buckeye, Arizona.

Link Senior Development announces the sale of The Lodge at North Ogden, a 122-unit independent living, assisted living, and memory care property in North Ogden, Utah to MedCore Partners of Dallas, TX. Construction on The Lodge at North Ogden ended in May 2019 and the community opened its doors to new residents in June. Offering 18 independent living, 82 assisted living apartment with 30 memory care beds. The Lodge at North Ogden is the fifth and final property in a portfolio sale to MedCore this year that consisted of five properties with a total of 531 apartments.

MedCore completed the initial four asset acquisition, including three assisted living and memory care assets in Arizona and one in Utah in February of this year. Immediately upon closing on the assets, Watermark Retirement Communities, a national leader in senior living design, programs and operations, took over the management of the properties. Based in Tucson, Arizona, Watermark has substantial knowledge in the Arizona and Utah markets, and in total, owns and/or operates 56 communities in 21 states with 4 additional communities under development.
